A rectilinear two-volume placed into an existing single-story bungalow including an excavated 2-car garage, spacious living area and master suite. Clad in ceramic tile, the design announces its fortress-likeness to the street and tempers the message in oversized glazing and warm cedar accents.

Sustainability Notes_

High Performance Shell; Increased perimeter wall cavities to achieve R-21 rating. High Performance casement / awning window & door units. Approved Air and Water Barrier with taped seams under stucco cladding. Continuous 3’ thick insulation panels over existing flat roofs.
